As we step into the New Year, our first quarterly newsletter for 2025 demonstrates some of our recently completed projects that give a snapshot of the type of work represented in our portfolio. Our other projects can be viewed here on our website.

Park Road, Kingston upon Thames

A Modern Mews Development identified by Royal Borough of Kingston Upon Thames as an exemplar RBK small site

Haines Phillips Architects were appointed to prepare feasibility and design proposals for high quality residential and commercial spaces on a semi-derelict backland site in Kingston upon Thames. The proposed design was for a mews style development of 9 new homes over a flexible commercial space at ground floor level.

The proposals take precedence from the surrounding streets and aim to use materials and details in keeping
with the sensitive context. Our services included obtaining planning consent, detailed technical design, and careful liaison with the client and contractor during the building works.

In the Country: The Old Wheatsheaf, Arundel

Full refurbishment of Grade II listed family house

Haines Phillips Architects were appointed to design the internal and external alterations of our clients’ Grade II listed 18th century family house in the Arundel Conservation Area to make the house more suitable to the lifestyle of their young and growing family. Our services included developing the design and brief with the clients, obtaining planning and listed building consents, detailed technical design, and careful liaison with the client and contractor during the building works.

In the City: Oakfield Road, Crouch End

A London Flat Refurbishment

This project was for the amalgamation and transformation of the first and second floor flats of an existing three storey building in Crouch End in to a beautiful, light filled maisonette apartment with a stunning roof terrace with views across London.

The apartment is arranged around a dramatic double height circulation space which visually connects the various rooms through the use of new internal windows and glazed doors. A refined, limited palette of high quality materials such as oak, ribbed glass, terrazzo and brass ironmongery have been used throughout the flat in order to create functional, orderly spaces that will serve as a backdrop to the clients artwork and furniture.

Haines Phillips Architects will be exhibiting at the upcoming Listed Property Show at London Olympia on Friday 31st January and Saturday 1st February. The exhibition draws together the biggest collection of listed building suppliers and experts under one roof to provide information on products and services if you are maintaining, altering, or renovating your listed property.
